The home buying process made easy

We know how daunting the process can seem at first, so we’ve mapped out a simplified step by step guide to buying your new build home. 


1. Find #yourspace

Lets begin with the exciting bit. Finding your favourite home can start right here on our website, with our current developments here and our up and coming developments here.

Simply have a look around on our website, have a nosey on our social media for exclusive sneak peaks of new developments or come out and visit us at one of our show homes. Our team can help you find your perfect space, no matter what you’re looking for. 
 

2. Reserve #yourspace

Now you’ve found ‘the one’, it’s time to reserve it so no one else can bagsy it before you. You can arrange your reservation with your sales consultant at your chosen development and we’ll take the property off the market so you can start the next stage of the process.
 

3. Choose your solicitor

It’s your decision which solicitor you choose to deal with the legal side of your home buying journey, but we do have a recommended list of solicitors in case you need a hand in deciding. The solicitor you choose will take care of all legalities from Local Authority searches to stamp duty. 
 

4. Apply for a mortgage

It’s time to apply for a mortgage. If you don’t need one, feel free to skip this section! But for most people, now is the time to apply for a mortgage. If you’re a first time buyer or need a little extra help with finding the right mortgage for you, we’d recommend seeking advice from a financial advisor. A financial advisor will assess your affordability and give you advice based on your situation.

Once you’ve found the best mortgage for you, try to get an application agreed in principle. So after you’ve reserved your new home, you can make a formal mortgage application. 

5. Choices

We’re back to the exciting stuff! Once you've reserved your home, it’s time to put your own stamp on your new home. Whether you’re using Shared Ownership, Help to Buy or Assisted move to help you buy your new home, here at Space Homes you can still make interior choices that make it your own. 

You'll be invited back to the marketing suite for your options meeting. Its here you can discuss all the ways you want to personalise your home with your sales consultant. Choose from a range of kitchens, tiles, flooring and other upgrade options to personalise your home.
 

6. Exchange of contracts

We’re almost there! Check that your solicitor is happy with the legal side of things and sign your ‘contract of sale’. If you’d prefer, your solicitor can sign this for you, and you can pay your deposit. Our solicitor and yours will exchange contracts and the sale will be completed.
 

7. Move into your space

You can arrange your moving day with your sales consultant and choose a day and time thats best for you.
